TENANCY AGREEMENT
This agreement is made on 1 October 2026 between the Landlord and the Tenant for Flat 4, 18 Alder Road.
1. Term
The tenancy runs for twelve months, starting on 14 October 2026.
2. Rent
Rent of £1,250 is due on the first day of each month by standing order.
3. Use of the property
The Tenant may keep one small pet with the Landlord's written consent.
The property must not be sublet.
4. Deposit
4.1 The Tenant will pay a deposit equal to five weeks' rent.
4.2 The Deposit of £1,450 must be paid on or before 14 October 2026 and will be held in a government-backed scheme.
4.3 The deposit is returned within ten days of the tenancy ending.
5. Repairs
The Landlord keeps the structure, heating and hot water in good repair.
